Should I Sell My House Before or After the Holidays in Bell County?

If your home is ready, list it before the holidays. If it isn't ready, don't rush it. Use November and December to get it ready, and plan to be live by mid-January, right before the spring crowd shows up.

That's the short answer. Here's why.

What does the Bell County market look like right now?

Bell County is a balanced market that leans toward buyers. In July 2026, the median sales price was $274,900, homes took an average of 102 days to sell, sellers got 97.1% of their list price, and there were 2,155 homes for sale, about 4.9 months of supply (Bell County Market Report, July 2026).

Translation: prices are steady, and buyers have choices. That means the homes that sell are the ones that are priced right and show well on day one.

Do buyers actually shop during the holidays in Central Texas?

Yes. In October 2025, 397 homes sold in Bell County, and sellers still got 97.6% of their list price (Redfin, October 2025). Buyers don't disappear when the leaves change. The casual ones do.

Here's who's still out looking in November and December:

    • Military families with PCS orders to Fort Hood who need a home by a report date
    • Buyers relocating for jobs in Temple's medical and tech corridor who start in January
    • People who want to use year-end bonuses or lock a rate before the new year
    • Buyers who lost out on a home in the spring and are done waiting
Fewer buyers. More serious buyers. That's a trade I'll take for my sellers every time.

Why can listing before the holidays work in my favor?

Less competition. A lot of sellers pull their homes off the market around Thanksgiving and plan to "try again in spring." When they do, the buyers who are still looking have fewer homes to choose from, and yours gets more of their attention.

Then spring comes, and everyone who waited lists at the same time. You go from one of a few to one of many.

When does it make sense to wait until after the holidays?

Waiting makes sense when your home isn't ready yet. If you still need repairs, paint, decluttering, or photos, a rushed December listing will cost you more than a polished January one.

It also makes sense if you're hosting a houseful of family, traveling, or the stress of showings during the holidays just isn't worth it to you. Your peace matters too.

If that's you, here's the plan: use November and December to prep, line up photos, and set your price. Then launch in mid-January before the spring rush, when buyers are back and the competition hasn't caught up yet.

How should I price my home if I list in November or December?

Price for the market you're in, not the one you remember. Across Texas in July 2026, homes that sold spent an average of 63 days on the market, while homes that didn't sell had been sitting for 92 days (Texas Real Estate Research Center, Texas Housing Insight, September 2026).

The homes that sit are almost always the ones priced for 2022. Overpricing in a holiday market is especially expensive, because the buyers who are out there are serious, informed, and comparing every option.

    What's Sandee's take?

I've been listing homes in Central Texas since 2014, and the sellers who win in a slower season do three things: they price right from day one, they launch with professional photos and a real marketing plan, and they make the home easy to show.

I listed a home in Evergreen Estates in Harker Heights right in the middle of the holidays. The tree was up. The house was decorated for Christmas. And we had a contract in 6 days.

Everyone tells you to wait for spring. That seller didn't, and the buyer who walked in that week didn't just see a house. They saw their first Christmas in it.

Holiday buyers aren't browsing. They're deciding. Give them a home that's ready, priced right, and easy to say yes to.

How do I decide what's right for my home?

    Start with three questions:

    1. Is your home ready to be photographed this week?
    2. Do you have a date you need to be moved by?
    3. Can you handle showings in November and December?
If you answered yes to all three, list now. If not, plan your January launch. Either way, call me first so we can look at the numbers for your neighborhood, not the county average.
