Can My Harker Heights Home Compete With New Construction?

    Harker Heights
    Neighborhoods

Yes, it can. But not by pretending to be new. The median home in Harker Heights (76548) sold for $314,907 in September 2026 and took 57 days to sell, and 40.1% of listings had a price drop along the way (Redfin, September 2026). The resale homes that sold without chasing the market were the ones that knew exactly who they were up against, and priced and prepped for it on day one.

What is the Harker Heights market doing right now?

It is a market that rewards sellers who are ready, and quietly punishes the ones who are not.

    • Median sale price: $314,907, down 2.2% from a year ago
    • Median days on market: 57, about 5 days faster than last year
    • Sale-to-list ratio: 98.6%
    • Homes sold: 87, down 19% from a year ago
    • Listings with a price drop: 40.1%, up almost 5 points
(All figures: Redfin, 76548, September 2026.)

Four out of ten sellers had to come down. Buyers have choices, and a lot of those choices have a builder's sign out front.

Why are new builds such tough competition for resale sellers?

Because builders are not just selling a house. They are selling a payment.

Across Texas this summer, some new home communities were advertising first-year interest rates as low as 3.25%, while a standard 30-year fixed rate sat around 6.625% (Spectrum News, August 2026, citing Zillow for the rate). Builders also hand out design credits for flooring, countertops, and upgrades.

A buyer in a model home is not comparing kitchens. They are comparing your price to a payment that looks cheaper for the first year or two. That is the real fight.

What does an established Harker Heights home have that a new build doesn't?

More than most sellers give themselves credit for.

Harker Heights has established neighborhoods like Dana Point and Indian Trail, with mature trees and, in many cases, more yard than the newer builds going up around town. That stuff does not come with a builder warranty, and it cannot be ordered off a design sheet.

    What resale homes usually offer:

    • Finished. Fences, blinds, landscaping, trees that actually make shade. New build buyers often spend thousands on those after closing.
    • Room. Older lots tend to be bigger. Buyers with trucks, trailers, gardens, or a dog that needs to run notice this fast.
    • Move-in timing. No waiting on a build. For a buyer on PCS orders to Fort Hood with a report date, a home that can close in 30 days can beat a home that is "almost done."
The trick is making buyers see those things before they see your 2004 light fixtures.

How should I price my resale home against a new build?

Price against the payment, not just the sticker.

If a builder down the road is buying down the rate, a buyer might qualify for more house there than they think they can afford with you. You have options that speak the same language:

    • Offer a seller credit toward a rate buydown. Sometimes a credit does more for a buyer's monthly payment than the same amount off the price. Your lender-partner can run both versions.
    • Price to the right search bracket. Buyers search in round numbers. Landing just inside a bracket can put you in front of a whole new pool of buyers.
    • Watch the market every week, not every month. New actives, pendings, and closings near you change the math constantly. When something shifts, respond to it right away instead of waiting for an arbitrary day count.
None of these is a guarantee. But a seller with a plan for the builder down the road is in a much stronger spot than one who acts like it isn't there.

What should I fix before I list in Harker Heights?

The stuff that makes a new build buyer flinch. Not a remodel.

    • Paint. Neutral, fresh, everywhere it is tired.
    • Light fixtures and hardware. Cheap to swap, huge for photos.
    • Anything that smells like a repair bill. Roof questions, HVAC age, water stains. Get ahead of them with receipts or a pre-listing inspection.
    • Curb appeal. Your mature trees are a selling point. Make sure they look cared for, not overgrown.
You are not trying to look brand new. You are trying to look loved. That is the one thing a builder cannot sell.

    What's Sandee's take?

When I list a resale home against new construction, we have to take the actual mortgage payment into consideration. Price is one thing. Concessions are another. But buyers don't ultimately get qualified on price or concessions. They get qualified on what they can afford as a monthly payment.

So as a resale homeowner, it's important to have those calculations done up front, even if they show the price needs to be lower than you anticipated, or that more concessions need to be on the table to match the competition. I'd rather you see that number on day one than find out from the market.

What I can tell you is this: resale homes in Harker Heights still sell every single week. The ones that sell well are the ones that stop competing on "new" and start competing on everything new cannot give you.

Thinking about selling in Harker Heights or nearby?

If you are in Harker Heights, Killeen, Belton, Temple, Nolanville, Salado, Florence, Copperas Cove, or Georgetown and a builder sign is making you nervous, let's look at it together. I will pull the actives, pendings, and closings around your street and show you exactly what you are up against, and how to win it.

Your house has a story a new build hasn't had time to write yet. Let's make sure buyers hear it.
