Not on a set day. The right time to adjust your price is when the market around you moves: a new competing listing comes on below you, a similar home goes pending, or a closed sale resets what buyers think your home is worth. The median Killeen home took 69 days to sell in September 2026, and 35.5% of listings had a price drop along the way (Redfin, September 2026). Waiting for an arbitrary day count usually costs more than the cut.
Here is how to tell if price is the problem, and what to do about it.
How long do homes take to sell in Killeen right now?
Longer than a lot of sellers expect. Redfin's September 2026 numbers for Killeen:
- Median sale price: $237,137, down 5.1% from a year ago
- Median days on market: 69
- Homes sold: 412, down 11.9% from a year ago
- Sale-to-list ratio: 98.5%, so the typical home sells about 2% under list
- Listings with a price drop: 35.5%
The 69 days is a median, though. Well priced homes still move faster than that. The ones dragging the number up are usually the ones that started too high.
How do I know if price is the problem?
Your showing activity tells you almost everything.
- Lots of showings, no offers. Buyers like the photos enough to come see it, then decide it is not worth the number. That is usually price, or a condition issue they are pricing in.
- Few or no showings. Buyers are skipping it online. Your price is putting it in a search range next to homes that look like a better deal.
- Offers come in, but low. The market is telling you the number. Listen.
- Showings, good feedback, and it still sits. Look at condition, photos, and access before you touch price.
When is the right time to drop my price?
A lot of agents run the same play: list it, wait 30 days, then talk about a price drop. I don't work that way.
Your price is not set once. It lives inside a market that changes every week. Three things can change what your home is worth to a buyer, any day of the week:
- New actives. A similar home lists below you, and buyers now compare you to it.
- Pendings. A competing listing goes under contract, which tells you what buyers were willing to pay for.
- Closings. A sale closes that shifts the comps an appraiser and a buyer's agent will look at.
Here is the trap. The longer a house sits, the more buyers wonder what is wrong with it. A home at 100 days on market often ends up needing a bigger cut than it would have needed at day 30.
Fort Hood timing matters here too. Summer PCS season brings a wave of military buyers on deadlines. Late fall and winter are quieter, with fewer buyers looking. If you are listed now, you have less time to wait for the right buyer to wander in.
How much should I drop my price in Killeen?
Enough to be noticed. A small trim often does nothing, because it does not move your home into a new set of buyer searches.
Think in search brackets. Buyers set filters at round numbers like $225,000, $250,000, and $275,000. A home listed at $259,900 does not show up for the buyer capped at $250,000. Drop to $249,900 and suddenly a whole new group of buyers sees it.
A few rules of thumb:
- Price against what has sold and gone pending in the last 90 days, not what is sitting active.
- Make one meaningful move rather than three tiny ones. Small, repeated cuts make buyers wait for the next one.
- If you are VA friendly (and in Killeen, you should be), make sure the home is ready for a VA appraisal so the price you get actually holds.
What should I fix before I cut the price?
Sometimes the number is fine and something else is in the way. Before you reduce, check:
- Photos. Dark, cluttered, or phone photos cost you clicks. Clicks are showings.
- Condition. Peeling paint, worn carpet, an old roof. Buyers subtract repairs from your price, usually at a higher number than the repair costs.
- Access. If showings are hard to schedule, buyers move on to the next house.
- Feedback. If three agents mention the same thing, that is your answer.
What's Sandee's take?
Price is the one thing you control that buyers react to instantly. You cannot change the interest rate or the season. You can change the number.
I don't follow the "we'll list for 30 days, then talk about a price drop" script. Every week, I'm reviewing every new active that comes on as competition, every competing listing that has gone pending, and anything that has closed that could change our strategy. We have to respond to the market and get ahead of it, not trail behind it.
The sellers who do best are not the ones who never adjust. They are the ones who adjust early, once, and to the right number, because someone was watching the market for them.
Who can help me price my house in Killeen?
If your home is sitting, or you are about to list and want to start at the right number, let's talk. I help sellers in Killeen, Harker Heights, Belton, Temple, Nolanville, Copperas Cove, Florence, Salado, and Georgetown look at what is actually selling, not what is sitting.
You do not have to guess, and you do not have to wait it out. A clear plan feels a whole lot better than another weekend wondering why nobody called.
